Renovated Stone Farm House and Land near Castanheira de Pera.

RENOVATED STONE FARM HOUSE

A newly renovated 3 or 4 bedroom house. One section of the house on 1 floor only, and the other section is over 2 floors reaching 175sqm in total, sitting on 15.000sqm of land, with a private river.
History
The land was a large rich farm, with goats , sheep and horses. They made wine, from the two varieties of grape, farmed corn, ground by the water wheel, to make bread baked in the outside oven, and sold as corn bread. Also they made cheese, harvested fruit, nuts, olives and made their own olive oil.
Outside
The house is on a quiet cul de sac, a no through road, shared with only 2 other houses, one is not  inhabited, In a quiet tranquil setting, private but not isolated. South facing, with amazing views down to the valley, within walking distance to 3 small quaint hamlets where you will find a shop, bar and café.
The land is 15.000sq with fertile terraces, and an enormous meadow next to the river and 3.000sqm sloping land is pine forest.
A river runs the whole length of the land, and flows all year around. It enters the land and splits into 2 rivers one where we have created a natural swimming bath the other river falls into a water hole which operates a steel wheel and generates power.
The water from the river, is pumped up and stored into 2 tanks, and gravity fed for daily use.
Adjacent to the house, is a stone walled area, 45sqm patio which is on the title deeds (this could easily be made into an annex) with oak trees to bring summer shade and an old restored stone bread/pizza oven.
A huge variety of fruit and nut trees, plum, apple, cherry, quince, 30 olive trees, pear, chestnut, oak, cork oak, pine, and 400 meters of mature grape vines.
150 sq high fenced animal pen, with separate pens inside.
The property has a Typography report (satellite map) which is registered at the Camara (Goverment office) showing  the footprint of the house, patio area, and the boundaries of the land. The boundaries of the land have been walked by the neighbours and the lawyer, everyone has signed the document so there will never to be a dispute over who owns the land.

In the pine forest, there are 2 terraces for caravans/mobile homes . A stone track has been made for easier access. There is water supply and an outside toilet.
